Planning permission & building regulations

Converting an existing basement usually falls under permitted development and doesn’t require planning permission, provided the external appearance stays the same. Lowering floor levels, altering the footprint or adding a light well will often need a formal application — and listed buildings or conservation areas, common in parts of Sheffield, carry their own conditions.
Every conversion must meet Building Regulations for fire escape, ventilation, damp proofing and structural support. We manage the applications and approvals as part of the project — and where neighbouring properties are affected by excavation, we handle the Party Wall agreements that go with it.

The detail that mattersBelow-ground work lives or dies on the early decisions — here’s how we approach the two that matter most on a Sheffield basement.
Much of Sheffield’s older housing stock was built with generous cellars, originally used for coal and storage. The stone and brick construction common across Sheffield’s period housing often gives us a sound base to work from, though every property is different. Some cellars need only tanking and finishing; others need the floor lowered to reach a comfortable head height — we survey first and advise honestly on what your space can realistically become.
Waterproofing matters most and shows least. We work to BS 8102, the standard for below-ground structures, using two methods: cavity drainage (Type C) — a membrane system that channels water to a drainage point and sump, the most reliable for habitable rooms; and tanking (Type A) — a barrier applied to walls and floors, suited to drier, more stable conditions. We choose the method from the survey, not a one-size-fits-all habit — Sheffield’s hilly ground and varied water tables mean two homes on the same street can need different systems.
